Naples Park, Naples Real Estate Information

Built in the 1950's, Naples Park is located in N Naples and is part of the desirable W of 41 communities. Set on a grid pattern, the homes in Naples Park have probably in the widest price range out of all W of 41 communities, from $150's to $900's. The desirability is determined by the proximity to the beach, which means being as close as possible to Vanderbilt Dr.

The fact that the community is divided into "blocks" makes that evaluation very easy. The block that is the closest to Vanderbilt is the "500 block", then, moving East towards 41 you have the 600, 700, 800 and 900 block. Another factor to consider is that Naples Park is not a "beachfront community", it is "beach access". Being across from Connors, a boating community on the Bay, the only way to get to the beach is by means of Imokalee Rd on the North end, or Vanderbilt Beach Dr on the South border. Thus, when considering "walking distance to the beach", stay as close as you can to the 500 and 600 blocks, and as close S or N as possible. However, remember this area is a bike friendly, pet friendly community where distances between blocks are not that far from the beach access to begin with.

The Vanderbilt Beach Rd access is close to Ritz Carlton and has additional parking for tourists, making this area a little more crowded than the North End, where the access to Delnor Wiggins Pass secures a more secluded, less populated option for a sunny day at the beach. For fishermen, Delnor Wiggins Pass is a great spot to secure some big catches.

LOWEST PRICED SFH IN NAPLES PARK • PRIME BUILD SITE • SOLD AS-IS FOR LAND VALUE • SOUTHERN REAR EXPOSURE • NO HOA BUILDERS AND INVESTORS TAKE NOTE: Priced at or below recent vacant lot sales in Naples Park, the value here is in the land, not the existing structure. This is a prime redevelopment site with highly desirable southern rear exposure, offered strictly AS-IS for land value. The existing concrete block home is dated and sold in present condition. It is functional and has a history as a short-term rental, so it can produce holdover income while you finalize permits and plans, but this is not a modern or renovated residence. Buyers should evaluate and price the property as a lot with a teardown, not as a turnkey home. Bring your builder and your vision. The southern-facing rear yard is ideal for a new custom construction home with a pool. Site benefits include central water and sewer with ALL ASSESSMENTS PAID IN FULL, no HOA and therefore no rental restrictions, and no known history of flood or hurricane damage to the site. Sold strictly AS-IS. Seller will make no repairs and offers no credits for the condition of the existing structure. Given the redevelopment nature of this sale, any inspection is for the buyer's information only and will not serve as a basis for repair requests or price renegotiation. Cash or construction-minded buyers preferred. Buyer to verify all measurements, zoning, permitting, and build feasibility. Unbeatable location, just minutes to Vanderbilt Beach, Delnor-Wiggins Pass State Park, Mercato, Publix, and Walmart. Opportunities to build in Naples Park at this price point are rare.
