Steps to buying Real Estate in Naples FL

Where do you start?

1. Where do you start?

Most likely online. Close to 95% of buyers start this way, 3 to 12 months prior to purchasing. There are many options available. Some websites spread nationally but lack local knowledge. The most common are Zillow, Trulia and Realtor. They generate revenue through advertising, but their bread and butter is new agents who pay for your information depending on the price range and zip code you've searched for. Since 2012, the number of real estate agents in Naples went from 4,000 to 6,500.

If you set your criteria for Olde Naples properties between 1 and 2 million on one of those websites, your email and phone number  can be sold for close to $20 to someone who just got their license. Nothing wrong with a new agent, everyone has to start at some point. It's up to you to decide if you want to help an up and coming agent or if you want to work with someone who's closed tens of millions of dollars in transactions.

Also, different payment plans can even show their name at the top of the page as "realtor recommendations" or as an "area specialist", whether they stepped foot in that community or not.

Choosing a website

2. Choosing a website and a realtor

Where can you find a local broker? One option is right here, www.NaplesFinder.com. The most comprehensive and complete guide to Naples communities and areas, created by a Real Estate Broker with the buyer in mind. It has daily updates with every property for sale in Naples, Bonita Springs, Cape Coral, Estero, Fort Myers, Fort Myers Beach and Marco Island.

Here you'll find properties divided into a variety of categories, including type of Naples communities and location. The best Naples real estate guide is at your fingertips...just create a secure, free account and start looking! I've been doing real estate in Naples for almost 10 years and I am a broker with Downing Frye Realty, one of the top brokerages here. Four years ago, I've decided to create a guide to Naples Real Estate and was ready to put in the work. I personally went to all the communities featured on my website, took all the pictures and wrote the content, built maps and categories. A year and a half later of working day and night, www.NaplesFinder.com was ready for launch.

Looking at properties online

3. Looking at properties online

As you browse through countless listings, you may feel overwhelmed with the number of properties seemingly available. Most of them may fit your price range and number of bedrooms, but may not be ideal due to hidden high fees, type of community, location or other factors.

Feel free to ask me questions along the way and get educated on areas, differences between types of communities, pros and cons, comparisons and anything else that you might need to know. You can reach me at (239) 455-5554, email me at andrei@naplesfinder.com or you can use the tab that says "request information" on any listing's page. I'm here to help.

Coming to Naples

4. Coming to Naples FL

Plan a trip to Naples FL to look at homes. Call me or email me to setup a meeting so we can go over the properties you want to see. This is the part where my experience as a Real Estate Broker and the knowledge I used to build www.NaplesFinder.com come into play.

Naples is a very common place for vacation homes. Due to that fact, I offer additional services to help with the process. For example, if your interest is solely focused on one property, I'll go to the property for you and make a video like this one. There is also an addendum that secures the property for you with no money down and no risk. The last thing you want is to land at the airport and hear that the property you were coming to see just went under contract. I'll cover this process at length in a different email.

Home shopping

5. Home shopping

This is when we actually get to meet! After weeks, months or years of providing you with pertinent information about communities, listing updates and responding to inquiries, it is time to see some homes. After spending one hour with me you will see Naples and most importantly understand Naples real estate at a different level.

There is nothing I appreciate more than when I see the buyers who've been using my website contacting me and using my services to purchase a property. Your loyalty will be highly rewarded by my focusing completely on you and what you're trying to accomplish. I will advise you on pros and cons of the properties, comparable sales, differences between areas of Naples and all the other factors pertaining to a real estate purchase. My expertise and knowledge are there to make sure you’re not being “sold” a home, but rather help you FIND the right home and make sure it is a good value. If I wouldn’t buy it, I wouldn’t advise you to buy it either. If the right home for you is not on the market yet by the end of your trip, I set a "market watch" on my MLS for the community you're interested in and update you on every new listing in there the minute it comes on the market.

Placing an offer

6. Placing an offer

When it's time for placing an offer, you will do so completely aware of previously sold properties in that neighborhood, rentability of the property, resale value and benefits of that location. There are many other factors we take in considerations when placing an offer, which we'll discuss at that time. As your Real Estate Broker, I will advise you on technicalities based on extensive experience and provide you with trustworthy services like title company, real estate attorney, home inspector, financing options, general contractors, etc.

The whole process can be lengthy and difficult, especially when you're not here to take care of things. I will work relentlessly to make it as easy as possible and to ensure you'll have a smooth transaction.
